Possible changes to get Fraser Centre construction underway, were presented to Borough Council at their July 19 meeting. News Release

Two floors previously slated for residential use are now being developed as offices and two additional floors are being considered for a hotel use.

Upper floors remain dedicated to residential condos, more than half of which have been committed, while street level retail and cinema uses remain as planned.

Kay emphasized the company’s on-going commitment to the project and characterized its status as being close, but not quite ready to start construction. “Resolution of the potential hotel use would put the project ‘over the top’ with approximately 80% of the total area committed and would allow us to begin construction”, said Kay. He added that discussions are also underway with hotel prospects.

Plans for a 57,800 square foot state of the art cinema, 10,000 square feet of new retail space, and a two level parking structure have not changed. The goal is to deliver space by spring of 2012.

A 16 x 78 foot mural of the luxury condominium, cinema & retail center encloses the project’s new sales office on the building site.

A 16 x 78-foot mural of the Fraser Centre frames the project site at the corner of West Beaver and South Fraser Street in Downtown State College.  The mural was painted by Michael Allison of studio efx, Hollidaysburg, PA and consists of 39, eight x four-foot panels.  As large as this seems, it is only about one-tenth the height of the finished project.

The mural serves two functions:  to give the community a better idea of how Fraser Centre will look when finished, and to present a more interesting façade to the project sales office trailer.

Focus Group Discussions Direct Design Decisions  

Susquehanna Real Estate, developers of  Fraser Centre, held a focus group session with prospective buyers prior to marketing the project, to gather their input and response to the project's overall design and features. Fraser Centre is a major development initiative conceived by the Downtown Improvement District that combines a residential tower with a Cineplex, commercial space and parking. 
 
The project's Philadelphia based architects - WRT presented a computer generated interactive animation of the building design that allowed views into the grand public spaces of the Cineplex. Participants were asked to respond to building layouts and amenities, parking facilities and other design features ranging from kitchens to showers and bathtubs. 
 
Kim Lentz, Marketing Director for Susquehanna said, "The interest level and enthusiasm for the project is very high and we received valuable input during the session."
 
In his remarks, Jack Kay, President of the company, stressed that the project is meant to bring downtown to a new level of development that compliments the University driven base, but goes further by creating an appealing urban lifestyle featuring convenience and state of the art living facilities not so dependent on cars.
 
Construction has been delayed by the economic turn, but is now slated for this summer.
